RENTAL APPRAISAL

We offer a complementary, no obligation appraisal of the current rental value of your property. The appraisal is based on our in depth knowledge of the local rental market and our extensive database of properties that have been recently let. During the appraisal we will give you our comprehensive Lettings Terms and Conditions document which explains the lettings process and the services available.

INSTRUCTION TO PROCEED WITH LETTINGS MARKETING

Once we have received your instructions to market the property for lettings we will prepare the property particulars which are designed to highlight the most important aspects of your property and ensure that your home is shown to its best possible advantage through the use of internal colour photography and professional floor plans. Further preparation involves the design of the advertisements for the office window, newspaper and websites, all crucially important in presenting your property to the widest possible audience.

ENERGY PERFORMANCE AND LANDLORDS’ GAS SAFETY CERTIFICATES

Prior to marketing you are now required to obtain an energy performance certificate (EPC) on you property. We can organise this for you. In anticipation of the start of the tenancy we can also organise your Landlords’ Gas Safety Certificate if you do not already have one.

PREPARATION OF THE TENANCY

Once we have negotiated an acceptable rental figure with a prospective tenant we proceed to referencing. We use the UK’s leading referencing company, HomeLet, who carry out such thorough enquiries (a comprehensive credit check and the previous three years employer and landlord history) that you can obtain Rent Guarantee Insurance once the tenants have been passed. The tenancy agreement is then prepared using the industry’s “gold standard” agreement approved by ARLA (The Association of Residential Lettings Agents).

THE TENANCY

On the check-in day we organise the inventory clerk to prepare the inventory and check the tenant into the property. Utility readings are taken at this time and we can coordinate the transfer of the utilities into the tenants name. There are two major forms of tenancy management, rent management and full management. Your choice of service will dictate how involved we are in the day-to-day running of the tenancy after the check-in.

RENT MANAGEMENT

We have an automatic payment check service which alerts us if the anticipated rent payment does not occur on time and saves the stress and hassle of you constantly checking your bank account because of the inevitable fluctuations in payment dates from month to month due to public holidays and weekends. Very unusually for the industry we act as the “first point of contact” for the tenant under this service which saves you having to take the many telephone calls from the tenant over minor issues. Major property maintenance and repairs remain your responsibility under this service.

FULL MANAGEMENT

Under this service we not only carry out the incorporated rent management service but we organise any property maintenance and repairs and carry out regular property inspections, the hallmark of our property management.
