MARKET APPRAISAL
We offer a complimentary, no obligation appraisal of the current market value of your property. The appraisal is based on both our in depth knowledge of the local property market and our extensive database of properties that have recently sold.
INSTRUCTION TO PROCEED WITH MARKETING
Once we have received your instructions to market the property we will prepare the property particulars which are designed to highlight the most important aspects of your property and ensure that your home is shown to its best possible advantage through the use of internal colour photography and professional floor plans. Further preparation involves the design of the advertisments for the office window, newspaper and websites, all crucially important in presenting your property to the widest possible audience. Where appropriate we will use a “for sale” board, the most simple and effective 24 hour marketing tool, which is statistically proven to increase the viewings on most properties by at least 33%.
HOME INFORMATION PACK
A home information pack (HIP) is a collection of documents that are legally required before your property can be marketed. We coordinate the quick production of your HIP with your solicitor so that it is ready to be shown to prospective buyers.
VIEWINGS
Viewings are accompanied by members of our sales team, whenever possible, in order to maximise the speed and efficiency of the feedback from viewers. Fielding Gould operates an Open Day system which enhances the effectiveness of our viewings and is an excellent method of marketing your home as it involves concentrated viewings at a convenient time to yourself.
OFFERS
The marketing continues until we negotiate on your behalf an acceptable offer with a buyer. We then coordinate the initial contact between the instructed solicitors and the arrangements for the surveyor to visit the property. Throughout the process of the sale we monitor the activity of the solicitors and the mortgage lender and feedback the latest progress.
EXCHANGE OF CONTRACTS & COMPLETION
After the exchange of contracts we coordinate the arrangements for the transfer of utilities and the timetable for the completion day (moving day). On the completion day itself we organise the exchange of keys, monitor the latest utility readings and remain your point of contact for any outstanding issues that might come to light post-completion.
